Cibolo Sports Complex

ESP’s San Antonio office (formerly Vickrey & Associates, LLC) provided land planning, civil engineering, and surveying services for the development of the 59-acre Cibolo Sports Complex. The master development included construction of two baseball fields, two softball fields, and four soccer fields. Other features of the complex include associated parking, sidewalks, a pavilion, a concession stand, and a maintenance facility. 

The ESP team assisted the City of Cibolo with planning all proposed improvements, including master plan layouts, cost estimating, phasing plan and scheduling within a limited timeframe, and project budget. Our team also provided permitting assistance, including the preparation of building permit applications, coordination with the city and client on comments and red-lines, and assistance in submitting applicable fees and picking up permits.

The preliminary engineering plan incorporated the master site plan as determined in the program assistance phase, the utility layout, and preliminary grading. Our team also completed a one-lot subdivision plat, a preliminary engineering site plan, and final construction documents. The final set of construction documents included a site dimension plan, utility plan, drainage/grading plan, and a storm water pollution prevention plan (SWPPP).

Bidding assistance was also provided to the client for bidding and negotiations and inquiries from prospective contractors. Our team also provided construction-phase assistance to keep the client and subconsultants informed, ensure that work is completed in accordance with construction documents, review contractor change orders, provide clarifications of construction documents, and address contractor inquiries.
